We are committed to ensuring our tenants have the best possible experience when they rent with us, not least because we hope that down
the line you may choose to rent again, or even buy, sell or let a property with us. We aim to be genuinely useful to both OUR LANDLORDS & OUR TENANTS.

Most of our landlords opt to use our property management service, which means that as a tenant, you can be sure that the in-house maintenance team  
that we send round are properly inspected and will turn up when we say they will. We also have our own team of cleaners, so if you would like us to organize
a weekly visit or an end-of-tenancy clean, we’d be more than happy to arrange that for you. We carry out viewings until 6pm – so work doesn’t have to be a
hindrance - and our offices are open Saturday to Thursday 9am to 6pm.

Being a homeowner can be one disaster after another but being a tenant can be much more relaxing! Still, certain home maintenance issues are something we all have to be aware of. We're happy to answer questions and be "at the ready" when something needs our attention. 
In the meantime, we've captured some of our favorite questions and put together a list of answers we think just about every modern tenant could learn from. If you have other questions you would like to see an answer to, just let us know, and we'll include them here.
A. Tips For Finding Your Home-
The key of finding a home that suits your needs physically and financially relies on identifying the basic requirements you have. The following tips will help you on how to achieve your desire on finding a perfect home:
  • You must know the duration of your stay, whether you’re staying for a short period or longer.
  • Identify the location you want to stay and the community you are living with. Whether you love to stay near the beach, beside the lake, within the heart of the city, etc.
  • Choose the type of unit you wanted to live in, whether you love to stay in a Villa or in a Flat and take into consideration the number of occupants to stay in the unit.  
  • Search for a reliable Real Estate or Property Management Company to assist you with your needs as per your requirements. 
  • Deal only with reputable and reliable companies.
  • Confirm that the Real Estate Agency is Licensed and registered in RERA.
  • Ask for the property proof of Ownership including POA documents if applicable.
  • Request and conduct for an actual viewing and inspection of the property.
  • Verify the identity of the Agent/Person you are dealing with. 
  • Always pay in cheques and always require a payment receipt.
  • Do the official transaction like paying, signing of contracts, etc. in the Company’s registered office.
  • Read the Tenancy Contract carefully before signing.
  • Register the Tenancy Contract to the Dubai Land Department through Ejari System once Tenancy Contract has been signed.
  • If you detect some scams, call the RERA right away. Remember that if it is sounds too good to be true, it probably is.
B. Tips for getting your tenancy agreement signed+
  • Book the property after viewing by paying the Security Deposit.
  • Make sure that you have the initial required documents (Valid Passport with Visa Page and Emirates ID) 
  • Sign the RENT OFFER provided and submit all the required documents.
  • Submit all the required payments stated in the RENT OFFER on time including postdated Cheques.
  • Sign the Tenancy Agreement.

 

C. How to guarantee that my security deposit will be refunded+
The deposit is generally a form of guarantee the Tenant will satisfy the conditions stated in the lease, and is returned at the end of the Tenancy period. Most of the Tenant’s concerns once they have decided to leave the apartment is the refund of their Security Deposit. The below tips will help you on how to guarantee the refund of your Security Deposit:
  • Return the apartment upon the expiration of your Tenancy Contract on date and with the same condition as it was handed over to you (well painted, cleaned, no damages, etc.).
  • Return the complete set of keys, access cards, remote controls that was issued to you either by the Landlord or by the Building Management (in the event of new access system provided in the building).
  • Make sure that all utility bills are paid and secure a final bill clearance certificate from all the utility service providers (DEWA, Chiller Companies, Gas Companies, Telephone/Internet Companies, etc.)
  • Comply with the other requirements set by the Landlord or representative according to your Tenancy Contract.
 
D. Moving in Tips+
  • Make sure that all required payments are cleared from the bank.
  • Ensure the registrations and connections of all utility connections required in the building under your name.
  • Prepare all the necessary leasing documents to be submitted to the Building Management prior to the Move In (Ejari Certificate, Tenancy Contract, Tenant’s Passport Emirates ID and Visa Page, Title Deed, Landlord’s Passport, POA (In the event that the Landlord has a POA, POA’s Passport copy).
  • Coordinate with the Building Management for any requirements upon Move In: Filling Up of Tenant’s/Resident’s Form, Move In Permit and Refundable Security Deposit for the delivery of Furniture, etc.

 

E. Tips on how to keep your property in good condition, clean and safe+
Keeping your property in good condition might save you from any unexpected cost of repairs and from any health hazards which compromise the health of your co-occupants. The following tips will help you on how to keep your property in good condition:
  • Keep your room well ventilated to avoid the existence of damps and moulds due to humidity. Keep your A/C on at 24°C to avoid the existence of damps and moulds even when you leave your apartment especially during summer time.
  • Always check your gas appliances and connections.
  • Always turn on the exhaust fan in the bathroom when you are taking a bath or shower, and turn on the stove exhaust fan in the kitchen whenever you are cooking. This will help remove unwanted moisture and keep smells to a minimum.
  • Check grout in bathrooms, kitchen, etc.; repair as needed.
  • Inspect plumbing for leaks, clean aerators on faucets.
  • Never hang wet laundry to dry inside your home, unless you open a window nearby. If you find the air inside your home is dry in the winter, you can use a humidifier or put out an open bowl of water. In the summer, if you live in a basement apartment, you may need to use a dehumidifier to remove moisture from the air. 
  • Don’t give copies of your keys to anyone who doesn’t live with you. If you give keys to a friend to look after your place when you are away, make sure to get them back after you come home. 
  • Make sure your apartment has at least one smoke detector, and be sure to replace the batteries before they run out. Most smoke detectors will make a beeping sound to let you know when the batteries need to be changed. 
  • Never leave open food or garbage sitting out, because this can attract insects, mice and other pests. Also, get rid of any clutter you don’t really need, and clean your home well on a regular basis. 
  • Don’t use space heater if you don’t know how to operate it. Space heaters use a lot of electricity, so they can be expensive to operate. Space heaters can also be dangerous, especially if you have small children.\

Remember: Your Landlord is responsible to provide you a safe and livable property. But by doing your part to help keep your apartment in good condition, you can help you home safe, comfortable and secure for as long as you choose to live there.

F. Tips on how to conserve energy and water+
His Highness Sheik Ahmed Bin Saeed Al Maktoum, Chairman of the Dubai Supreme Council of Energy, pointed out that energy is a main engine of sustainable development and is an important factor within the economic and social plans adopted by all countries. This requires us all to examine the issue of energy and discuss it from various angles and views to gain multiple access to the best ways to save energy that is generated from various sources, be it oil, gas, renewable energy or peaceful nuclear energy, taking into account the environmental aspects that must be dealt with as top priority in this regard. The following tips were shared by DEWA to support the advocacy of the Government in conserving the energy and water:
  • Keep your thermostat set at 24c degree Fahrenheit; or higher, and on "auto," not "on." Each degree can mean up to 9% savings on cooling costs.
  • If your central or room air conditioner is more than 10 years old, it could be doubling your cooling costs.
  • Use ceiling fans to circulate air. They use about as much electricity as a light bulb and can make you feel comfortable at higher thermostat settings. Oh, and do not forget to turn fans off when you leave the room.
  • Clean or replace your air conditioner filter monthly so your air conditioner runs efficiently.
  • Plan ahead! Schedule heat-producing activities like laundry, ironing, and cooking at cooler times of day when possible.
  • Turn off lights when not needed, especially incandescent and halogen types.
  • Be aware of temperatures! If it's cooler inside than outside, then close all windows and drapes. If it's cooler outside, open everything up to ventilate and let the outside air cool your house.
  • Use drapes, shades, awnings and reflective materials to reduce the heat entering through glass.
  • Use room exhaust fans in the kitchen, laundry and bathroom to pull hot, humid air up and out.
  • Apply weather stripping and caulking around all doors and windows to keep the chilled air inside your house.
  • Install a setback thermostat (Clock thermostat) that automatically switches your air conditioner to a higher cooling setting while you are away.
  • Install a water-efficient shower head with a flow rate of less than 9.5l per minute.
  • Clean vegetables in a sink or pan partially filled with water rather than running water from the tap.
  • Reuse the water that vegetables are washed in for watering houseplants or for cleaning.
  • Only run your dishwasher when it is full.
  • Wait till you have a full load of washing before running the machine.
  • Clean driveways and sidewalks with a broom instead of the hose.
